Tackling damp and mould

At Glen Oaks Housing Association, we are committed to working with you to keep your home safe, warm and free from damp and mould. If left untreated, damp and mould can seriously affect your health, so it is important to report any concerns as soon as possible so that we can tackle them together.

Understanding Your Rights and Awaab's Law

Awaab's Law came into force in Scotland on 6 October 2026. The law gives tenants stronger protections and places legal duties on social landlords to investigate substantial damp and mould and take appropriate action.

Substantial damp or mould may include situations where:

There is a large amount of damp or mould.
The problem has been present for a long time.
Someone living in the home may be more vulnerable because of their age or health.

Report Damp and Mould

If you are concerned about damp, mould or condensation in your home, please contact our Assets Team as soon as possible:

We will ask for some information about the issue, including where the damp or mould is located and how extensive it is. We may also ask whether anyone in the household could be more vulnerable because of their age or health. You do not have to provide personal information if you do not wish to, and we will never ask for proof of a health condition.

Where substantial damp or mould is reported, we will:

Visit your home within 10 working days.
Provide a written report within 3 working days of the inspection.
Start repairs within 5 working days of the inspection where substantial damp or mould is identified.
Complete repair works within 20 working days.

Access for Inspections and Repairs

To help us resolve the issue, you will need to provide access for inspections, repairs and follow-up visits. If we are unable to gain access to your home, the timescales set out in Awaab's Law may not apply.

What If the Problem Returns?

Some damp and mould issues can take time to fully resolve and can sometimes reappear. If this happens, please let us know. We will continue to investigate the issue and take any further action needed to ensure it is properly resolved.

Support With Heating Costs

A warm home reduces the risk of condensation, which is the most common cause of damp and mould. If you are struggling with heating costs, support may be available.
